Tool 03 · Property Appreciation Radar

Where Will Value Grow?
Score It Before You Buy It.

Big firms pay research desks to spot appreciating markets early. The signals they use are mostly public — building permits, jobs-to-construction ratios, migration flows, inventory, distress filings. The Radar reads them the same way: map the hottest markets first, then score any individual property against its metro, its block, and its paperwork. Built for advisors whose clients keep asking "is this a good buy?"

HOW THE RADAR SCORE WORKS — Each metro is scored 0–100 from five signal families: demand–supply imbalance (jobs created per home permitted, inventory vs pre-2020), market competition (share sold above list, price cuts, days on market), momentum (price growth and its acceleration), economy & migration (job growth, net inflows), minus a risk drag (affordability stretch, distress filings). Same family of indicators the major research desks use — sources: Census BPS, BLS, USPS/IRS migration, MLS aggregates. Click any row for the full factor breakdown.

Demo runs on an illustrative Q2 2026 dataset assembled from public-source patterns (Census BPS, BLS, MLS aggregates, Zillow Research conventions) — values are representative, not live quotes. Scores are decision-support estimates of relative appreciation conditions, not predictions, valuations, or investment advice; no score guarantees any outcome. Real-estate decisions need a licensed local professional. Scoring is location-economics based and never uses demographic composition of residents — by design. © 2026 Mentatics.
